The Aurora Year, Mapped.

Aurora has a rhythm to it. Wet falls, cold wet winters, a long muddy spring and a short dry summer. A house here wears out in a pattern, whether it's an 1800s Colony home in the historic district or a 90s build out toward Boones Ferry. Get familiar with the pattern and the yearly fix list almost writes itself.

Fall is the most important season for Aurora repairs. October and November is when we get the most calls because everybody can feel the wet coming. The right fall list is short and high-leverage: walk the exterior caulk lines, re-bed any fence posts that have shifted, clean the gutters after the leaves drop, check the door sweeps and replace the weather strip on doors that have gone soft. A few hours of work in October buys you a quiet, dry winter.

Which parts of Aurora do you cover?
All of it. The historic blocks near the antique district, the country lots along Ehlen and Boones Ferry, the orchard properties out past 99E, and the newer builds tucked off Airport Road. Aurora sits right between our Mulino base and Canby, so we're driving through almost every week.
Our place is one of those 1800s Aurora Colony homes. Are you careful with the old stuff?
Very. Those original wood windows, hand-planed trim, square-nailed doors and plaster walls deserve more patience than a modern build. We rehang, re-shim and re-caulk rather than rip and replace, and if a fix really does need a preservation carpenter, we'll tell you instead of guessing.
What's the fall punch list look like for an Aurora country lot?
Walk the gutters and downspout splash blocks, eyeball every fence post and gate, check exterior caulk around windows and trim, swap any weather strip that's gone flat, test outdoor faucets for drips, look at deck railing connections, and check crawl space vents. October is the right window. By the first wet stretch in November, the leak-stoppers should already be done.
Do you do barn doors, well houses and outbuildings?
All the time. Aurora has more outbuildings per home than most towns in our service area. Door re-hangs on a leaning shed, weather strip on a shop door, drywall patches in a finished garage, exterior caulk on a barn wall, gutter cleaning on outbuildings. As long as it's handyman-scale and safe to access, it's on the list.
We rent out a place near the antique district. Can you do quick turnovers?
Yes. Smoke and CO detectors, door latches, weather strip, leaky angle stops, blind brackets, wobbly toilets, fixture swaps and drywall patches all bundle into one visit. You get a clean invoice and photos for your records. Same approach we use for landlords in Canby and Oregon City.
Are you licensed and insured?

How fast can you get to an Aurora address?
Most weeks we can be on an Aurora porch within three or four days. Smaller fixes sometimes slot in within 48 hours if a Mulino, Molalla or Canby job finishes early. Spring and fall are our busiest stretches, so the sooner you reach out the better.
Is the $150 minimum worth it for a small Aurora fix?
Honestly, only if you've got a list. For one wobbly fixture by itself, you're paying mostly for the trip. For three fixtures, a sticky door, a fence picket and a weather-strip swap, the math works out great. Most Aurora clients save up a list and we clear it in one visit.
