Faucet Installation, From Someone Who's Done a Few.

If a neighbor in Mulino called and asked who to hire for faucet installation, here's the short version of what we'd tell them. The faucet itself is the easy part. The two things that decide whether the install goes smoothly are the shut-off valves under the sink and the supply lines connecting them. A lot of older homes around Molalla and Oregon City still have the original multi-turn stop valves from the 80s or 90s, and those tend to seize, drip, or refuse to fully close right when you need them most.

Second, the supply lines. Cheap vinyl or old braided lines get brittle, and the first sign of trouble is a damp spot in the cabinet you don't notice for weeks. We replace supply lines on every faucet install with new braided stainless. It adds maybe $20 in parts and saves a soaked vanity later. The Dandy Handyman won't put a brand-new faucet back on tired hoses.

Third, the seal at the base. Kitchen faucets sit on the deck of the sink (or the countertop in a deck-mount setup) and they're either sealed with the rubber gasket that came in the box, plumber's putty, or a thin bead of clear silicone. Whichever the manufacturer specifies is the right one. We don't skip it. A faucet base that isn't sealed lets dish water sneak underneath and rots out the cabinet top over time.

Faucet Install Questions.

Will you install a faucet I bought online?
Yes, that's most of our faucet calls. Folks in Mulino and Oregon City order from Amazon, Home Depot, Lowes, or direct from the manufacturer, and we install whatever you've got. Have it unboxed when we show up and the instructions handy. If parts are missing or damaged we'll catch it before we start so you can decide whether to swap it or push the appointment.
Do my shut-off valves need to be replaced?
Sometimes. We'll turn them under the sink before we touch the faucet, and if they seize, drip, or won't fully close, we'll let you know. Newer quarter-turn valves are easy and quick to install. The older multi-turn ones common in Molalla and Canby homes are usually worth replacing while we're already under there.
What does a typical faucet install cost?
A direct kitchen or bath faucet swap with working shut-offs starts at $175. Add about $40 to $80 per valve if shut-offs need replacing, and a little more for touchless faucets that need power. Send a photo of what's under the sink now plus the faucet you want and we'll quote it same day.
Can you install a touchless or smart faucet?
Absolutely. Most touchless faucets need either an outlet under the sink or run on batteries that last 6-12 months. We check what's available in your cabinet before we recommend a setup. Hardwired models are a small extra step and we handle that too.
How long will a faucet install take?
A direct swap with good shut-offs is about 45 minutes to an hour. Add 30-45 minutes if we're putting in new quarter-turn valves (the house water has to go off briefly). Bathroom widespread faucets and touchless models take a little longer because of the multiple connections.
Do you handle utility sinks and outdoor faucets?
Yes. Laundry and garage utility sinks, bar sinks, prep sinks, and freeze-resistant hose bibs on the exterior are all in our wheelhouse. Frost-free outdoor faucets are especially worth installing if you're still running an old-style one that's prone to freezing in West Linn winters.
Why does my new faucet have low pressure?
Almost always the aerator. Either the new faucet shipped with a flow restrictor you didn't realize was in there, or sediment from the supply lines clogged the aerator on the first run. We flush the lines before installing and double-check the aerator at the end. Easy fix either way.
Do you guarantee no leaks?
We do a full leak test on hot and cold with the cabinet doors open and a flashlight before we pack up. If anything seeps over the next couple weeks we come back and tighten it up at no charge. That's standard, not an upsell.
