Neighbors say

Loved by Gresham.

"Our front door hadn't latched right in two years. He rehung it true to the settled jamb, re-set the strike, and it's been perfect through the winter. Should have called him a year ago."
Travis K., Powell Valley, Gresham
"Did the full turnover punch list on our rental in one visit. Smoke detectors, weather strip, two leaky angle stops, drywall patches. Clean photos and a fair invoice. New regular."
Lana M., Centennial, Gresham
"Re-set three fence posts after the November windstorm and rebuilt a gate. Gate latches every time now. Honest pricing and zero upsell."
Doug F., Pleasant Valley, Gresham

Common Gresham problems

The Repairs Gresham Homes Actually Need.

Gresham has a specific set of problems we see again and again. The east wind that funnels out of the Gorge, houses built in the 70s and 80s that have settled hard into their lots, a lot of rentals and turnovers, and the usual Pacific Northwest wet that beats up exterior wood and caulk every winter. If you know the problem set, the fix list almost writes itself.

Let's start with the doors. A settled house pulls the jamb out of square. The latch drifts past the strike, the door starts to plane on the bottom, and the casing gaps open up at the top. People will plane the door for years, but the real fix is to pull the door, shim the jamb back to plumb, re-set the strike, and re-caulk the casing. It takes longer the first time but it actually holds.

Good questions

Gresham FAQ.

Which Gresham neighborhoods do you cover?
All of them. Downtown Gresham, Rockwood, Centennial, Powell Valley, Pleasant Valley, Kelly Creek and out toward the foothills past Hogan. We're driving up from Mulino, so we batch Gresham with Damascus and Happy Valley runs to keep things efficient.
Our 80s split-level in Powell Valley has settled hard. What does that mean for door and trim work?
It's one of the most common problems we see in Gresham. The doors stop latching, the casing gaps open, the baseboard pulls away from the floor. We rehang the door true to the new opening rather than just planing the bottom, then re-set the casing and caulk so it actually stays put. It's a lot more durable than the quick-fix approach.
What about the wind that comes through the Gorge in winter?
That east wind beats up Gresham fences harder than most folks realize. We see fence panels lifting, gate hinges sagging, and a lot of leaking exterior caulk by spring. Fall is the right time to walk the fence line, re-set posts that have shifted, and re-bed any caulk that's separated. A few hours of prep saves you a panel replacement in February.
We've got a Rockwood rental that needs a real punch list. Can you bundle it?
Yes, and we like that work. Smoke detectors, door latches, weather strip, blind brackets, a leaky angle stop under the kitchen sink, a wobbly toilet, two ceiling fixtures, drywall patches. We knock the whole list out in one or two visits and email you a clean summary with photos for your records.
Do you work with property managers and landlords up here?
We do. A bunch of our Gresham calls come from landlords who got tired of chasing four trades for one turnover. We send invoices that line up with what you actually approved, photos before and after, and we don't load up the bill with stuff you didn't ask for.
How does a wet-fall inspection list go in Pleasant Valley?
Usually two hours if the list is reasonable. We walk the exterior caulk, check the door sweeps and weather strip, eyeball the gutters and downspouts, pull on the fence posts, and look at the deck boards and railing. You get a short written list with priorities and a flat quote for each. Tackle the leak-stoppers in October, save the cosmetic stuff for spring.
Are you licensed and insured?
Yes. The Dandy Handyman is licensed, bonded and insured in Oregon, CCB #253174. If your landlord, HOA or property manager wants proof emailed before we show up, just ask and we'll send it over.
How fast can you get out to Gresham?
Most weeks we can be in town within three or four days. Fall and spring are our busiest stretches, so the sooner you reach out the better. Smaller fixes sometimes slot in within 48 hours if a Mulino, Molalla or Oregon City job finishes early.
Is the $150 minimum really worth it for a small job?
Only if you've got a list. For one wobbly fixture by itself, probably not. For three fixtures, a sticky door and a fence panel, absolutely, because everything past the first item is just straight labor. Most Gresham clients save it up and we knock five or six things out in one visit.
