Minor Plumbing Repair, Without the Drama.

Here's the simplest way to think about minor plumbing repair: if it drips, runs, leaks under the sink, or drains slower than it should, that's us. If it involves opening a wall, re-piping a section, or anything past the main shut-off, that's a licensed plumber's job and we'll say so. The Dandy Handyman handles the in-between work that doesn't need a four-hour service call but still drives you nuts every time you walk past it.

Most of what we get called for around Mulino, Molalla, and Canby falls into a short list: a kitchen faucet that won't stop dripping, a toilet that runs every twenty minutes, a bathroom sink that takes forever to drain, or a shut-off valve under the sink that's seized up so badly you can't change a faucet without it. None of those need a big crew. They need someone who's done it fifty times, has the right washers and cartridges in the truck, and isn't going to charge you for a "diagnostic visit" first.

We came up through property management and remodeling, so we've chased a lot of small leaks in a lot of older Oregon City and West Linn homes. The pattern's always the same. Folks let a slow drip go for months because it's "not that bad," and by the time we open the cabinet there's water damage on the particleboard, a warped shelf, and the start of mildew. Plumbing Questions.

What counts as a minor plumbing repair?
Anything between the fixture and the shut-off valve, basically. Faucets, toilets, P-traps, supply lines, angle stops, garbage disposals, showerheads, and slow drains we can clear with a hand snake. If a job needs a permit, opens a wall, or touches the main line, we'll point you toward a licensed plumber instead.
Do you fix running toilets?
All the time. About half the calls we get from West Linn and Oregon City for plumbing are toilets that won't stop running. Most of the time it's a worn flapper or a tired fill valve, and we have both on the truck. Whole job usually takes thirty minutes or so.
My faucet drips even when it's off. Worth fixing or replace the whole thing?
Depends on the age. If the faucet's under five years old and it's a name brand, a new cartridge or set of washers usually does it for a fraction of replacement cost. If it's older or the finish is already pitting, swapping the whole faucet often makes more sense. We'll give you both numbers and let you decide.
Can you snake a slow drain, or does that need a real plumber?
For a single fixture (bathroom sink, kitchen sink, tub drain), a hand snake is usually enough and that's well within what we do. If the clog is past the trap, affecting multiple fixtures, or backing up at a floor drain, that's a main line issue and you'll want a plumber with a power auger.
I have a leak under my kitchen sink. Can you come look this week?
Yes, leaks jump to the front of the schedule. Send a photo of what's leaking and where you see water, and we'll get you on the calendar quickly, often same week. In the meantime, put a bucket under it and shut off the angle stops if the drip is steady.
Do you install garbage disposals?
Yes. New install or replacement, both are straightforward jobs. If you already have a disposal and you're swapping for the same brand, it's usually under an hour. New install where there isn't one yet takes a bit longer because we have to swap out the drain basket and plumb the new line.
What's the deal with old shut-off valves that won't turn?
Common problem in older Mulino and Canby homes. The valves seize up from sitting unused for years, and forcing them can snap them off entirely. We replace them with quarter-turn ball valves so the next time you need to shut off the water for any reason, it's a five-second job instead of a panic.
Will you tell me if it's actually a plumber job?
Always. We'd rather lose a job than take one we shouldn't. If we open the cabinet and find something past our scope, we'll explain what we're seeing, recommend it gets escalated, and only charge you for the trip if anything. No tricks, no upsell.
