What's the wet-season punch list look like?
Exterior caulk lines, fence pickets, gutter brackets, the door sweep on the side door that lets in cold air, the bathroom fan that's been weak all summer. Knocking those out in fall is the difference between a quiet winter and a leaky one.
When should I schedule the spring fixes?
March through May. That's when the deck boards show their winter damage, the gate hinges have rusted, the porch paint has chipped and the screens need re-stretching. Booking early in spring gets you on the calendar before everybody else has the same idea.
Are you licensed and insured?
Yes. CCB #253174, bonded, and carrying general liability. We'll email proof to your HOA, property manager or landlord before we show up if that helps speed things along.
Do you do storm-damage repairs?
The handyman-sized version, yes. Loose fence panels, fallen gutters, ripped weather-strip, a side door blown out of its strike. If a tree came through your roof, that's a roofer's job and we'll point you to one.
Is there a minimum?
Every visit starts at $150. That covers travel, the first chunk of work and a written quote for anything else you'd like done while we're on site. Bundling pays off, especially during the busy seasons.
Can you handle a long pre-listing punch list?
All the time. Inspection lists and pre-listing fixes are some of our most common Canby calls. We bundle the items into one or two visits, finish the work, and send a clean written summary you can hand to the buyer or the lender.
Where else do you work?
We're based in Mulino, with regular rounds through Oregon City, West Linn, Molalla, Clackamas and Tualatin. Canby sits right in the middle of that loop, so the drive is short and the scheduling is flexible.
