Common Mount Angel problems

The Repairs Mount Angel Homes Actually Need.

Mount Angel has a specific set of problems we see again and again. Houses built decades ago that have settled hard, original stucco and lap siding that move with the seasons, wind that comes off the foothills and tests every fence panel, and the usual Pacific Northwest wet that beats up exterior wood and caulk every winter.

Let's start with the doors. A settled house pulls the jamb out of square. The latch drifts past the strike, the door starts to plane on the bottom, and the casing gaps open up at the top. People will plane the door for years, but the real fix is to pull the door, shim the jamb back to plumb, re-set the strike, and re-caulk the casing. It takes longer the first time and it actually holds.

Good questions

Mount Angel FAQ.

Which parts of Mount Angel do you cover?
All of it. The blocks around downtown and the Abbey, the homes off College Street and Marquam, the older bungalows near Humpert Lane, and the country lots out toward the Pudding River. Mount Angel is a short hop south of Silverton, and we batch it with Silverton runs out of Mulino.
Our 100-year-old house has a settled jamb and three doors that won't latch. Is that fixable?
Yes, and it's one of the most common Mount Angel calls we get. The proper fix isn't planing the door, it's pulling the door, shimming the jamb back to plumb, re-setting the strike, and re-caulking the casing. Takes longer the first time and actually holds. We re-hung a similar set on a College Street place last fall and the owners haven't called us back about doors since.
What's the deal with stucco and old siding around the Abbey neighborhoods?
Original stucco and lap siding both move with the seasons. The trouble shows up at penetrations, where a hose bib, light box or downspout strap punches through. We re-bed the joint with paintable, flexible exterior caulk so it can move without cracking. It's not a permanent fix on a 100-year-old wall, but it'll keep the wet out for years.
Wind off the foothills tore a fence panel down. What's the right repair?
Reset the post first. If the post moved, the new panel just goes down again. We dig out the old concrete, plumb the post fresh in fast-set, replace any rotted picket, and re-hang the gate true. On long fence runs we'll add a tension cable so the next storm doesn't catch the panel like a sail.
Can you do work that touches an HOA or historic-style requirement?
Yes. We keep paint and materials matched on visible exterior work, document the before-and-after with photos, and we'll email license and insurance docs to your HOA or management company before the visit. Same paperwork drill we do in West Linn, Oregon City and parts of Salem.
Are you licensed and insured?
Yes. The Dandy Handyman is licensed, bonded and insured in Oregon, CCB #253174. We'll send proof before the first visit if your landlord, HOA or property manager asks for it.
How fast can you get out to Mount Angel?
Most weeks we can be on a Mount Angel porch within three or four days. Smaller fixes sometimes slot in within 48 hours if a Mulino, Molalla or Canby job finishes early. Spring and fall are busiest, so the sooner you reach out the better.
Is the $150 minimum worth it for a single problem?
Only if you've got a list. For one wobbly fixture by itself, you're paying mostly for the trip down from Mulino. For three fixtures, a sticky door, a weather-strip swap and a fence picket, the math works out fine. Save up the list and we'll clear it in one visit.
Where else do you regularly work?
Mount Angel is one of our regular stops. Same crew also covers Mulino, Molalla, Silverton, Salem, Canby, Oregon City, West Linn, Aurora and Hubbard most weeks.
