Neighbors say

Loved by West Linn.

"Patched three doorknob dings, adjusted a sliding closet that hadn't closed right in years, and re-caulked the bathroom. Easy to work with and the price matched the quote."
Amanda K., Willamette, West Linn
"Punch list from our inspection report. Seven items, one afternoon, done. Sent the buyer a clean write-up and the sale closed without a single repair credit."
Brian P., Robinwood, West Linn
"Swapped a kitchen pendant, mounted the TV with the cables tucked, and fixed a fence gate that wouldn't latch. Reliable, respectful of the house, and the work looks right."

The local guide

The West Linn Repair List.

Most West Linn homeowners share the same problem: a small stack of "I should fix that" jobs that never quite climb to the top of the weekend list. A door that catches the jamb. A ceiling fan that ticks. A fence gate that swings open by itself. None of it is urgent, until somebody is coming over or the house is going on the market.

That stack is the bread and butter of a handyman in West Linn. The houses here are a real mix. Older blocks in Willamette and Bolton settle in classic ways: trim pulls away, doors stop latching when humidity changes, original windows need attention. Newer builds in Sunset, Hidden Springs and Tanner Basin hit the seven-year mark and suddenly want a long list of small fixes all at once.

Good questions

West Linn FAQ.

Which parts of West Linn do you cover?
All of it. We're regular in Willamette, Robinwood, Sunset, Bolton, Hidden Springs, Marylhurst and Tanner Basin, plus everything in between. If your address is inside West Linn, we'll come to you.
How quickly can you get out for a small repair?
Most West Linn calls book within three to five business days. If it's urgent, like a stuck exterior door, a leaking shutoff or a fence panel down after a storm, send a text and we'll try to fit you in sooner.
Do you do HOA-approved exterior work?
Yes, and we're set up for the paperwork. Plenty of West Linn HOAs ask for proof of insurance before exterior repairs, paint or fence work, and we can email those documents over the same day. The Dandy Handyman has CCB #253174 on file.
Can you handle a long inspection punch list?
All the time. Inspection lists are one of the most common ways folks find us. We bundle the small items into one or two visits, knock them out, and send a clean write-up you can hand off at closing.
Are you actually licensed and insured?
Yes. CCB #253174, bonded, and carrying general liability. Happy to forward proof of insurance to your property manager or HOA on request. Same paperwork we send to Oregon City and Lake Oswego folks every week.
Is there a minimum charge?
Every visit starts at $150. That covers travel, the first chunk of work and a quote for anything else you'd like done while we're on site. Bundling two or three small items into one visit is almost always the best move.
Will you give me a price before you start?
Always. We walk the list, write down a flat rate per item, and you say yes or no before any tools come out. No hourly meter, no surprise add-ons. If something turns out bigger than the photo showed, we stop and re-quote before continuing.
Do you work outside West Linn?
Yes. We're based in Mulino, with regular rounds through Oregon City, Canby and Molalla, plus the rest of the south Portland metro. If you're not sure whether you're in the zone, send your zip and we'll let you know quickly.
